Scaffolding for home extension work

What makes a roof scaffold safe?

A roof scaffold has two jobs: getting people and materials up, and stopping either from coming off the edge. Ours include:

  • A working platform at the eaves, fully boarded, so roofers step onto the roof from a level surface
  • Roof edge protection: a main guardrail, an intermediate guardrail and a toe board along every open edge
  • Brick guards or netting where tiles and tools could fall onto a path, a drive or a neighbour’s garden
  • Safe access by a tied ladder or a stair tower
  • A loading bay on larger jobs, so pallets of tiles are landed at roof level instead of carried up a ladder
  • Ties into the building, so nothing rests on the gutters or the roof covering

Scaffolds are inspected before first use and at least every 7 days after that.

Is it legal to work on a roof without scaffolding?

There is no law that names scaffolding, but the Work at Height Regulations 2005 require falls to be prevented wherever that is reasonably practicable. HSE guidance on roof work says sloping roofs need scaffolding to stop people and materials falling from the edge, with edge protection at the eaves. On terraced houses that means the rear as well as the front.

The one exception is short-duration work, which HSE describes as tasks measured in minutes. Replacing a single slipped tile can sometimes be done from a secured ladder and a roof ladder. Re-bedding a ridge, re-felting or fitting solar panels cannot.

Flat roofs and edge protection

Flat roofs still need protection at the edge. For flat roof repairs and replacements we fit guardrail edge protection around the perimeter, with a scaffold or tower for access. On commercial flat roofs this is often quicker and cheaper than a full scaffold, and it keeps the walls clear.

Roof scaffolding around Oxfordshire

Different parts of the county bring different roofs:

  • Victorian and Edwardian terraces in Oxford need scaffolds at the front and the back, and the front usually stands on the pavement under a council licence.
  • Stone slate and clay tile roofs in Witney, Woodstock, Burford and Chipping Norton are heavy and fragile, so loading and access are planned with the roofer.
  • 1930s semis in Headington, Cowley, Botley and Kidlington often have a shared drive or a side extension to bridge.
  • New estates in Bicester, Didcot and Banbury are usually straightforward, with clear access all round.

We also work alongside Premier Roofing Repairs, so access and roofing can be booked together.

Roof Scaffolding FAQs

How much does roof scaffolding cost in Oxford?

Roof scaffolding in Oxford typically costs £500 to £900 for a repair and £800 to £2,500 or more for a full re-roof, depending on the size of the house and how many sides are scaffolded. A single elevation for gutters or solar panels is usually £400 to £700.

Is it legal to work on a roof without scaffolding?

No law requires scaffolding by name, but the Work at Height Regulations 2005 require falls to be prevented. HSE guidance says sloping roofs need scaffolding and edge protection at the eaves. Only short-duration tasks measured in minutes can be done from properly secured ladders and roof ladders.

Do I need scaffolding to replace a roof?

Yes. A re-roof takes days, involves several people and moves tonnes of material, so it needs a scaffold with edge protection on every side being worked. Most re-roofs also need a loading bay for tiles and battens.

Do I need scaffolding for gutter replacement?

For a full gutter or fascia replacement on a two-storey house, yes. The work takes hours along the whole eaves line, which is beyond what HSE treats as short-duration ladder work. A scaffold tower is often enough for a bungalow or a short run.

Do you need scaffolding to install solar panels?

Yes, in almost every case. Installers work on the roof slope for hours and lift panels to roof level, so they need a scaffold to the eaves with edge protection. One elevation is usually enough, and it is typically up for two or three days.

How long does roof scaffolding take to put up?

Most roof scaffolds on houses are erected in under a day. A full wrap with a loading bay or a temporary roof takes longer. We agree the date with your roofer so the scaffold is ready the day before they start.

What is roof edge protection?

Roof edge protection is a barrier along the open edge of a roof that stops people and materials falling. It consists of a main guardrail, an intermediate guardrail and a toe board. On pitched roofs it is part of the eaves scaffold. On flat roofs it can be fitted as a freestanding guardrail system.
