What is domestic scaffolding used for?
Domestic scaffolding gives your trades a safe, guarded platform for any work above head height on a house. These are the jobs we scaffold most often:
- Roof repairs and re-roofing. A platform at the eaves with guardrails and toe boards. See roof access scaffolding.
- Chimney repairs and repointing. A scaffold to the eaves plus a platform around the stack. See chimney scaffolding.
- Loft conversions and dormers. Access to the roof slope, often with a temporary roof while the old roof is open.
- Extensions. Scaffolding that rises with the brickwork, one lift at a time.
- Repointing, rendering and brickwork. A full-height scaffold with boards close to the wall.
- Windows, fascias, soffits and gutters. Usually one or two elevations for a week or two.
- Exterior painting. Light-duty platforms sized for decorators. See scaffolding for painting.
- Solar panels. A single elevation to the eaves with edge protection.
If the work is low, short and on firm ground, a scaffold tower is often cheaper than a fixed scaffold. We will tell you at the survey if a tower would do the job.

How much does house scaffolding cost in Oxfordshire?
Most domestic scaffolding in Oxfordshire costs between £400 and £2,500, depending on the size of the house, how many sides are scaffolded and how long it stays up. These are guide prices for a standard hire period. Your quote is fixed once we have seen the property.
| House or job | What is scaffolded | Guide price |
|---|---|---|
| One side of a house | Front or rear elevation | £400 to £700 total |
| Two-storey terraced house | Front and back | £700 to £900 a month |
| Two-storey semi-detached | Three sides | £850 to £1,200 a month |
| Two-storey detached | All four sides | £1,000 to £1,500 a month |
| Three-storey semi-detached | Three sides | £1,000 to £1,400 a month |
| Detached bungalow | All four sides | £900 to £1,200 a month |
| Loft conversion | Roof access, often two or three sides | £1,000 to £2,000 or more |
| Bridge over a conservatory | Beamed span over the glass | £400 to £900 a week |
Four things move the price: the height and length of the scaffold, how easy the access is, how long you need it, and whether it stands on the pavement. A pavement licence from Oxfordshire County Council costs £180 for the first week, or £220 on a bus route, and we apply for it on your behalf. Our scaffolding cost guide explains every figure.
Scaffolding for Oxford's awkward houses
Oxfordshire homes are rarely a simple box with a clear drive. Our surveys plan for the details that cause delays later:
- Terraces with no side access. In streets like those in Jericho, East Oxford and Grandpont, materials for the rear scaffold are carried through the house, and the front scaffold usually stands on the pavement under licence.
- Conservatories and lean-tos. We bridge over them with beams so no weight rests on the glass or the roof below.
- Shared drives and close neighbours. If a scaffold needs to stand on next door’s land, your neighbour’s agreement comes first. We design the scaffold to stay on your side wherever we can.
- Stone cottages and conservation areas. In Witney, Woodstock, Burford and the villages around them we plan the ties and the protection around stone slates and old masonry.
- Narrow lanes and parking restrictions. Tell us about permit parking or tight access when you book so we send the right vehicle.
How residential scaffold hire works
- Free site survey. We look at the property, the access and the work your trades are doing.
- Fixed written quote. One price covering delivery, erection, the agreed hire period and removal.
- Pavement licence, if needed. We apply to Oxfordshire County Council, which asks for at least five working days’ notice.
- Erection. Most houses are scaffolded in under a day.
- Handover and inspections. The scaffold is checked before first use and at least every 7 days after that.
- Removal. Tell us when your trades have finished and we take it down.

Areas we cover
We scaffold homes across the county from our base in Wheatley, just east of Oxford: Oxford, Abingdon, Bicester, Banbury, Didcot, Witney, Kidlington, Thame, Wantage, Wallingford and Henley-on-Thames.
Residential Scaffolding FAQs
How much does residential scaffolding cost in Oxford?
Residential scaffolding in Oxford typically costs £700 to £900 a month for a two-storey terraced house, £850 to £1,200 for a semi-detached house and £1,000 to £1,500 for a detached house. A single elevation is usually £400 to £700 in total. We confirm a fixed price after a free site survey.
How long does it take to put scaffolding up on a house?
Most houses are scaffolded in under a day. Larger properties, or scaffolds with bridges, loading bays or a temporary roof, can take several days. Taking a scaffold down is normally quicker than putting it up.
Do I need a permit for scaffolding outside my house?
You only need a licence if any part of the scaffold stands on or over a public pavement or road. In Oxfordshire the scaffolding company applies to the County Council at least five working days ahead. The licence costs £180 for the first week, or £220 on a bus route. Scaffolding wholly on your own land needs no licence and no planning permission.
Can scaffolding go on my neighbour's property?
Only with your neighbour's permission. If they refuse and the work is essential repair or maintenance, the Access to Neighbouring Land Act 1992 lets you ask a court for an access order. It does not cover new building work such as an extension, so talk to your neighbour early.
How long can scaffolding stay up?
There is no legal limit on how long scaffolding can stay up on your own land. Most domestic hires run for 4 to 8 weeks. After the agreed period a weekly charge applies, typically around 10% of the original quote, and any pavement licence has to be extended in 7-day blocks.
Do you pay for scaffolding by the day or by the week?
Neither, in most cases. Domestic scaffolding is quoted as one fixed price that covers delivery, erection, an agreed hire period and removal. You only pay a weekly rate if the job overruns that period.
Will scaffolding damage my garden, drive or roof?
It should not. Standards sit on base plates and timber sole boards to spread the load, planting and paving are protected, and scaffolds are tied to the building rather than resting on tiles or gutters. Tell us at the survey about anything fragile, such as a conservatory, a glass canopy or a soft lawn.
