Scaffolding for home extension work

What do we scaffold in Witney?

Witney mixes Cotswold-stone buildings with stone-slate roofs, old blanket-mill conversions, Victorian terraces and large modern estates. These are the jobs we scaffold most often:

  • Roof repairs and re-roofing. A platform at the eaves with guardrails and toe boards. See roof access scaffolding.
  • Chimney repairs and repointing. A scaffold to the eaves plus a platform around the stack, from £250.
  • Extensions and loft conversions. Scaffolding that rises with the brickwork, often with a temporary roof while the old roof is open.
  • Stone-slate re-roofing. Heavy limestone slates need a scaffold with the strength for a loading bay and often a temporary roof while the slates are off.
  • Repointing and stonework. A full-height scaffold with boards close to the wall and soft ties so limestone is not damaged.
  • Windows, fascias, soffits, gutters and solar panels. Usually one or two elevations for a week or two.
  • Shopfronts and offices. Commercial scaffolding planned around trading hours and pedestrians.
  • Short, low jobs. A scaffold tower from £30 is often cheaper than a fixed scaffold. We will tell you at the survey if a tower would do.

How much does scaffolding cost in Witney?

Most house scaffolding in Witney costs between £400 and £2,500, depending on the size of the house, how many sides are scaffolded and how long it stays up. These are guide prices for a standard hire period. Your quote is fixed once we have seen the property.

House or jobWhat is scaffoldedGuide price
One side of a houseFront or rear elevation£400 to £700 total
Two-storey terraced houseFront and back£700 to £900 a month
Two-storey semi-detachedThree sides£850 to £1,200 a month
Two-storey detachedAll four sides£1,000 to £1,500 a month
Chimney scaffoldEaves plus stack platformFrom £250
Loft conversionRoof access, often two or three sides£1,000 to £2,000 or more
Scaffold towerHire for low, short jobsFrom £30

Four things move the price: the height and length of the scaffold, how easy the access is, how long you need it, and whether it stands on the pavement. A pavement licence from Oxfordshire County Council costs £180 for the first week, or £220 on a bus route, and we apply for it on your behalf. Town-centre jobs on High Street, Corn Street and Bridge Street usually need a licence, and a temporary roof for a stone-slate re-roof adds to the cost. Estate houses with a drive rarely need either.

Scaffolding for Witney's Cotswold stone and modern estates

Witney’s building stock needs more care than most, and our surveys plan for it:

  • Cotswold limestone. Much of the town is built from soft local oolitic limestone. We use soft ties, padded standards and, where needed, freestanding or buttressed designs so nothing is drilled into the stone.
  • Stone-slate roofs. Traditional limestone slates are heavy. Re-roofing scaffolds get a loading bay and usually a temporary roof so the house stays dry while the slates are off.
  • Conservation area and listed buildings. Witney and Cogges form one conservation area with over 270 listed structures around Market Square, Church Green, Corn Street, Bridge Street, West End and Newland. The scaffold needs no consent, but the work may.
  • Blanket-mill conversions and terraces. Converted mills on Mill Street and Bridge Street and the Victorian terraces at Gloucester Place and Cape Terrace often have narrow rear access, so materials go through or round the building.
  • Modern estates. Madley Park, Windrush Place and the newer parts of Cogges have straightforward access and quick erection, with ties that do not mark render on homes under warranty.
  • A40 traffic. We plan deliveries around the Eynsham to Wolvercote bottleneck so your scaffold goes up on the day agreed.

Areas we cover around Witney

We scaffold across all of Witney, including the town centre, Church Green, Corn Street, Newland, West End, Woodgreen, Cogges, Madley Park, Windrush Place and Smiths Estate (OX28). We also cover Ducklington, Curbridge, Hailey, Crawley, Minster Lovell, Leafield, North Leigh, Freeland, Long Hanborough, Stonesfield, Standlake and Stanton Harcourt (OX29). Carterton and Eynsham have their own pages. Our yard at Unit 27, M40 Business Centre, Wheatley is about 20 miles away along the A40, usually 35 to 45 minutes depending on traffic.

Scaffolding around Witney

We cover Witney and the surrounding West Oxfordshire villages, including Ducklington, Hailey, Curbridge, Minster Lovell, North Leigh and Freeland.

The centre of Witney, around Church Green and the Market Place, is built largely in Cotswold stone, and several of the town’s old blanket mills have been turned into homes. Further out, estates such as Madley Park are mostly modern brick. Older stone buildings need careful tie placement and protection, while newer homes usually mean extensions, loft conversions and roofline work.

Witney is in the West Oxfordshire District Council area, and scaffolding on the public highway is licensed by Oxfordshire County Council. We apply for the licence and provide lights and signage where needed.

Scaffolding in Witney FAQs

Do you provide scaffolding in Witney?

Yes. Premier Scaffolding Oxford puts up domestic and commercial scaffolding across Witney and the OX28 and OX29 postcode areas. We work from our yard at Unit 27, M40 Business Centre, Wheatley (OX33 1XW), carry out a free site survey before quoting, and do not charge upfront fees.

How much does scaffolding cost in Witney?

A two-storey terraced house typically costs £700 to £900 a month, a semi-detached £850 to £1,200 and a detached house £1,000 to £1,500. A single elevation is usually £400 to £700 in total, a chimney scaffold starts from £250 and scaffold tower hire from £30. We confirm a fixed price after a free site survey.

Can you scaffold a Cotswold-stone cottage without damaging the stone?

Yes. We use soft ties, padded standards and boards kept close to the wall, and where no fixings are wanted we build freestanding or buttressed scaffolds. Tie positions are agreed at the survey so soft limestone and old mortar are not drilled or marked.

My roof is stone slate. Can you provide a temporary roof while it is re-laid?

Yes. We build the scaffold with a loading bay for the heavy slates and can add a temporary roof so the house stays dry while the old slates are off. See our temporary roof scaffolding service for details.

Do I need permission for scaffolding in the Witney conservation area?

Scaffolding is temporary and does not need planning permission. If your property is listed or in the Witney and Cogges conservation area, check with West Oxfordshire District Council whether the building work itself needs consent.

Do I need a scaffold licence in Witney?

Only if any part of the scaffold stands on or over a public pavement or road, for example on High Street, Corn Street or Bridge Street. The licence comes from Oxfordshire County Council, not West Oxfordshire District Council. It costs £180 for the first week, or £220 on a bus route, and needs at least five working days' notice. We apply for it on your behalf.

How quickly can you get to Witney from Wheatley?

Our yard is about 20 miles from Witney along the A40, usually 35 to 45 minutes depending on traffic around Oxford. We plan deliveries around the A40 and most houses are scaffolded in under a day.

How long can scaffolding stay up?

Most house scaffolds stay up for 4 to 8 weeks and can be extended by the week if your job runs over. Under the Work at Height Regulations 2005, the scaffold is inspected before first use and at least every 7 days after that.
