Residential scaffolding with safety netting

When do you need emergency scaffolding?

You need emergency scaffolding when part of a building is unsafe, or is letting water in, and repair cannot start without safe access. The situations we attend most:

  • Storm damage. Missing tiles and ridges, lifted lead, fallen gable copings.
  • Unsafe chimneys. Leaning stacks, loose pots and falling bricks. See chimney scaffolding.
  • Roof leaks. Water coming through a ceiling that needs access and cover today.
  • Loose masonry over a pavement or entrance. Cornices, parapets, render and shop signs.
  • Fire and impact damage. Buildings that need making safe and covering before assessment.
  • Dangerous structure notices. Work required urgently by the council or an insurer.

What to do while you wait

  1. Keep people away. Stay out from under the damage, indoors and outdoors.
  2. Move cars and close the path if anything could fall.
  3. Do not climb up. Leave the roof and the damage alone.
  4. Take photos from the ground for your insurer.
  5. Catch the water. Use buckets, and move furniture and electrics out of the way.
  6. Call your insurer and note your claim number.
  7. Call 999 if anyone is in immediate danger, or if a structure may collapse onto a road.

How fast can emergency scaffolding go up?

SituationOur response
Urgent call-out in or near OxfordSame day
Standard emergency anywhere in OxfordshireWithin 24 hours
Remote site or complex structure24 to 48 hours

Once we are on site, a scaffold for a typical house is usually up within hours of the inspection. Speed depends on the size of the building, the access and the weather, since scaffolders cannot work at height in a gale.

What we build in an emergency

  • Access scaffolds to the roof, chimney or wall so a roofer or builder can start
  • Protection for the public: exclusion zones, fans and netting under loose masonry
  • Weather cover: sheeting, or a temporary roof where a large area is open

How much does emergency scaffolding cost?

Emergency scaffolding in Oxfordshire costs from £450. You get a clear price before we start, even on an urgent job.

PropertyGuide price
Small residential emergency£450 to £900
Medium house£800 to £1,500
Large or complex property£1,500 or more

The price depends on the size and height of the scaffold, how long it stays up, the access and whether a pavement licence is needed.

Insurance claims

Storm, fire and impact damage are usually covered by buildings insurance, and most insurers expect the damage to be made safe quickly to limit the loss. We give you a written quote and invoice for the scaffold so it can go in with your claim. Check your policy and speak to your insurer before work starts where you can.

Do you need a permit in an emergency?

A scaffold on a public pavement or road still needs an Oxfordshire County Council licence. In an emergency we contact the licensing team straight away, and the application runs alongside the make-safe work. A scaffold wholly on your own land needs no licence.

Emergency Scaffolding FAQs

How quickly can you put up emergency scaffolding in Oxford?

We aim to attend urgent call-outs in and around Oxford the same day, and standard emergencies anywhere in Oxfordshire within 24 hours. Remote or complex sites can take 24 to 48 hours. Once on site, a scaffold for a typical house is usually up within hours.

How much does emergency scaffolding cost?

Emergency scaffolding costs £450 to £900 for a small residential job, £800 to £1,500 for a medium house and £1,500 or more for a large or complex property. You are given a clear price before work starts.

Will my insurance pay for emergency scaffolding?

Usually, if the damage itself is covered. Buildings insurance normally covers storm, fire and impact damage, including the reasonable cost of access and making safe. Call your insurer first if you can, and keep the written quote and invoice.

Do I need a permit for emergency scaffolding?

Only if the scaffold stands on a public pavement or road. In that case an Oxfordshire County Council licence is still required. We contact the council immediately and run the application alongside the emergency work.

What counts as a scaffolding emergency?

A scaffolding emergency is any situation where a building is unsafe or letting in water and cannot be repaired without immediate access. Common examples are storm-damaged roofs, leaning chimneys, loose masonry above a pavement, and fire or vehicle damage.

Can you make a storm-damaged roof watertight?

We provide the access and the weather cover: a scaffold for your roofer, sheeting, or a temporary roof over a large opening. The repair itself is done by a roofer, and we work alongside Premier Roofing Repairs for that.

What should I do if my chimney is leaning or bricks are falling?

Keep everyone away from the area below, inside and outside. Move cars, do not go onto the roof, photograph the damage from the ground and call us. If masonry could fall onto a public road or path, call 999 as well.
